Our Story
Over twenty years ago, Bob Johns, Mike Monroe, and Darrell Mitsunaga left an institutional Seattle law firm to set up shop on the Eastside. A few years later, Bob Johns lured Duana Kolouskova away from the Snohomish County Prosecuting Attorneys’ Office, and the rest, as they say, is history. Bob Johns and Mike Monroe are retired from practice, but the firm they created continues to thrive in the hands of Darrell and Duana.
Our Mission
Our attorneys will handle any issue arising from the use and development of real property. We represent developers and private owners alike. We have experience in all aspects of land development, whether residential, mixed-use, commercial, light industrial, or natural resource extraction. While the bulk of our work is within the Puget Sound region, we commonly work on projects across Washington State.
No project is too large or too complex for our dynamic team of attorneys. Although we strive to settle disputes outside the courtroom and are experienced in alternative dispute resolution and administrative proceedings, our team is fully prepared to litigate with a focus on our clients’ priorities, business challenges, and desired outcomes.
Our Approach
We advise on permitting strategies, including administrative appeals and litigation, and we often work in close cooperation with teams of architects, planners, engineers, and biologists to implement the best path for the project. If we come to agree that the project requires different expertise, we have broad connections within the industry to find the right consultant.
Our Experience
Our institutional knowledge in land acquisition, development and related litigation is extensive. We are available to assist with legal needs during any stage of land use and development, from feasibility, entitlements, and transactions, to permitting, construction, and formation/operation of homeowner associations. This work often includes corporate formation and structuring, drafting and negotiating purchase and sale agreements, easements, covenants and CC&Rs. We also have extensive experience with commercial litigation (including appeals) on a broad array of claims, including transaction, construction, and real property disputes; boundary, encroachment, and landslide claims; and condemnation (public and private) proceedings.
